Bordeaux > dwellings rue du Tondu

The student halls of residence (127 rooms), 70 flats for private rental and 33 social housing flats in this design are situated on the former site of the Tondu medical clinic, whose rather ordinary, mismatched buildings had been demolished. We paid careful attention to how the neighbourhood’s inhabitants were already using the site as a throughway for pedestrians and cyclists and we made room for a dynamic ‘urban courtyard’ structuring the design. In tune with the architectural idiom of the surrounding buildings, our design is three floors high and each flat has a garden. Three functional strips planted with trees offer a range of facilities for the inhabitants and provide a pleasant place for chatting and relaxing. The first strip houses a small multipurpose hall topped with a pergola, the second is a play area for children with soft surfacing and the third is a sports area equipped with gymnastic apparatus and positioned near to the student halls. A ‘village square’ lies at the heart of the flats and enjoys a number of mature trees conserved from the former site. The buildings are clad in bricks and careful attention has been paid to harmonious arrangement of their hues, from light to dark, in a subtle array of whites and greys. Texture is also a source of variation, as the base of each block is clad in enamelled bricks up to a height of 80 cm. The openings are either single and double and take the form of windows or loggias. Two types of opening are used over the whole design to create a sense of homogeneity.
