The planned site of the Bovero apartment blocks comprised a triangular plot, bordered to the north by the Avenue de Bayonne, to the east by the Avenue de Minerva and to the south by a watercourse, the Moulin de Sault. The project laid down plans for the construction of 130 to 160 housing units with 200 car parking spaces and comprised a total surface area of 12 000 m2. The footprint of the built areas was not to surpass 50% of the entire plot. In addition to this, the Avenue de Bayonne, running along one edge of the site, was to be widened in order to accommodate bus lanes and the projected housing blocks would therefore need to respect this new spatial reality and the future proximities created. Another key challenge concerned how best to address the question of the neighbourhood’s relative isolation and the extremely heterogeneous nature of its architectural fabric. Ways of bringing a sense of cohesion and meaningful structure had to be found. The town council wished to promote inter-generational and social diversity in the area, inspiring King Kong to come up with designs for a ‘living entity’, ensconced within a wooded environment and offering a range of ‘modules’ relating to the specific needs of different categories of inhabitant, with places for people to meet up and inter-relate. The car parks were positioned on the first floor, and intelligent solutions provided for pedestrians or vehicle access. The basic outline of the design also allowed for foreseeable change in how urban travel and how people get about. A sense of connection was created with both the surrounding low-lying buildings and neighbouring tower blocks through the building’s sloping ridgeline. At the heart of the triangular plot lies a densely planted wooded area, with both private and collective spaces, vertical gardens and luxuriant shrubberies, creating an almost instantaneous bond with other existing or prospective green spaces within the surrounding vicinity.
